Builder Incentives, Explained

Builders often offer savings a resale seller can't match. Here's how the most common incentives work and how to tell which one is worth the most to you.

What a builder incentive is

A builder incentive is money or value a builder offers to help a home sell. It can lower your rate, cover closing costs, add upgrades or reduce the price. Incentives change often, sometimes week to week, and can differ by community, by floor plan and even by individual home.

The most common incentives

  • Rate buydowns. The builder pays to lower your mortgage rate, either for the first few years (a temporary buydown) or for the life of the loan (a permanent buydown).
  • Closing-cost credits. The builder covers part or all of your closing costs, which lowers the cash you need at closing.
  • Design-center upgrades. Free or discounted flooring, cabinets, countertops, appliances or landscaping.
  • Lot premium discounts. Reduced or waived premiums on larger, corner or view lots.
  • Price reductions. Straight cuts to the purchase price, most common on finished homes the builder wants to close.

How to compare incentives

The biggest number is not always the best deal. A rate buydown can lower your monthly payment more than a price cut of the same size, while a price cut lowers your loan amount and property taxes for as long as you own the home. Ask for every incentive in writing, compare your monthly payment and cash to close under each option, and check whether the offer requires a specific closing date.

Watch for strings attached

Many incentives depend on using the builder's preferred lender or title company, or on closing by a certain date. That can still be a good deal, but compare the full loan terms with an outside lender so you know what the incentive is really worth.

Common questions

Can I negotiate on top of advertised incentives?

Sometimes, especially on finished homes the builder wants to close soon. Your agent can ask what flexibility exists on a specific home.

Do incentives change after I sign?

Your contract locks in the terms you sign. Incentives offered to new buyers later won't usually apply, which is why timing and comparison matter.

Which incentive is best?

It depends on your budget, how long you plan to own the home and how you're financing. We help you run the numbers before you choose.
