Quick Move-In New Homes
Finished and nearly finished new homes can be the best value in new construction. Here's what quick move-in homes are and why builders often price them to sell.
What a quick move-in home is
A quick move-in home, also called a spec home or standing inventory, is a new home the builder started without a buyer. Some are finished and ready to close; others are weeks away from completion. You get a new home without waiting months for construction.
Why they often have the best deals
Every finished home a builder carries costs money each month. Builders often add their strongest incentives to standing inventory, such as price reductions, rate buydowns or closing-cost help, to close those homes quickly.
Closeouts and fallouts
- Closeouts are the last homes in a community or phase. Builders often want to finish selling and move on.
- Fallouts are homes that were under contract but the original buyer didn't close. They may already include upgrades and can come back on the market with a short timeline.
The trade-offs
With a quick move-in home, the floor plan, lot and most finishes are already chosen. If you want to pick every detail, a to-be-built home may fit better. If you want value and a fast move, standing inventory is often the place to start.
Questions to ask about a quick move-in home
- When was the home finished, and has anyone lived in it or used it as a model?
- Which upgrades are already included, and what would they cost on a new build?
- When does the builder warranty start: at completion or at your closing?
- What are the HOA dues and any other community fees?
- Do the current incentives require a specific closing date or lender?
- Can you schedule an independent inspection before closing?
Common questions
How fast can I close on a quick move-in home?
Often within weeks rather than months, depending on construction status and your financing.
Can I still get incentives?
Yes. Quick move-in homes frequently carry some of the builder's best incentives, but they change often, so check current offers.
